Will homeowners’ insurance replace my roof?

A homeowners’ insurance policy is one of those things: It’s important to have one, but you sure hope you never have to use it. You pay the premiums, renew the policy, pay the premiums, and renew the policy again. Years pass, one after the other, and you’ve never had to file a claim — until now.

There’s nothing scarier this Halloween season than a damaged, leaky roof, but here we are. You’ve never been more thankful for that investment in homeowners’ insurance. They’re going to pay… right? Hopefully, maybe. If you haven’t already done so, read your insurance policy and then place a call to your trusted northern VA roofer.

Will my homeowners’ insurance cover roof replacement?

That depends. On what? On the extent of the damage to your roof.

If minimal, and when less costly measures can be taken to improve the structure of your existing roof, it’s likely that the insurance company will recommend (and thus, pay for) roof repair over replacement. If a fallen tree or fire has caused more significant damage to your roof, your chances of total replacement coverage improve.

But then again, you must also consider the age of your roof. If you’ve had the roof longer than you’ve had the roof insurance, your policy may not cover roof replacement.

Will my insurance cover the full cost of my roof repair?

Again, that depends. On what? On the cause of the damage to your roof.

In the event of a natural disaster or an accident, all repairs should be covered. But here’s the key: All homeowners’ insurance policies are not created equal. What one policy covers may not be covered by another; read your insurance policy.

A Named Peril insurance policy covers only… named perils (such as lightning) whereas All Risk policies cover all damage except for those specifically excluded. It pays to know the difference, so you don’t have to.
